How We Do Business

Take a look at our available properties (short-term rentals) (long-term rentals) and (commerical properties). After selecting properties that
fit your needs, please contact us by phone (406-682-7034) or e-mail us at: jdkimmey@3rivers.net with any questions you might have. We
will check availability, answer any questions, and send you a Vacation Rental Agreement to start the reservation process.

Reservations

When you decide to make a reservation with us, you need to fill out and sign a Vacation Rental Agreement. Return it to us together wih a
payment of 50% of the total anticipated rental charges. The house is reserved for you only after we have received your payment with the
signed Vacation Rental Agreement. Please note that we cannot accept partial reservation payments.

Balances Due

The remaining rental amount for your stay is due in full no later than 30 days prior to your arrival.

Cancellation Policy

1. Cancellation more than 60 days before your scheduled arrival date: Your full deposit will be refunded.

2. Cancellation between 30 and 60 days: Your 50% deposit will be refunded, minus a $75.00 booking fee.

3. Cancellation within 30 days: The security deposit will be fofeited.

4. Cancellation within 20 days: The full amount of the rental is forfeited, and the security deposit will be returned.

Cleaning, Tax, and Security Deposit

A standard cleaning fee is charged in addition to your rent, as well as a 7% Montana Accommodations Tax. Your security deposit may be
used to pay for lost or missing keys, any cleaning that exceeds the standard turnover cleaning, any long distance phone charges accrued, as
well as damage done to the dwelling that exceeds normal wear and tear. The security deposit - minus deductions, if any, as descibed above -
will be returned to you within 30 days after your stay.

Minimum Number of Nights

The rental period for most of our properties is one week. Typically checking in on Saturday after 4:00PM and checking out on the
following Saturday by 10:00AM. All of the properties have a 3-night minimum stay.

Method of Payment

All payments must be made in US currency. Your payment must be a personal check, cashier's check, or credit card. Checks should
be made payable to Madison Management and mailed to PO Box 1589, Ennis, MT 59729. Our physical office address is
